Are Toronto's Sleek Condo Towers Leaking Your Energy Dollars?

The Glass Paradox: Are Toronto's Sleek Condo Towers Leaking Your Energy Dollars?

Toronto's skyline is defined by shimmering towers of glass, iconic symbols of modern urban living. We love the floor-to-ceiling windows that flood our units with natural light and offer breathtaking city views. But beneath that sleek, sophisticated exterior lies a lesser-known truth: these expansive glass facades can be a major culprit in energy inefficiency, costing condo owners significant money in heating and cooling, and contributing to a larger environmental footprint.

As a condo owner, you might...

How Maintenance Fee Hikes Can Cap Your Condo's Price Potential

The Hidden Cost: How Maintenance Fee Hikes Can Cap Your Condo's Price Potential

As a Toronto condo owner, you're likely keeping a close eye on property values, hoping to see a healthy return on your investment when it comes time to sell. While market conditions, location, and unit features all play a crucial role in your condo's final selling price, there's a less obvious but equally powerful force at play: maintenance fees.

Many sellers focus on the "comps" – comparable units that have recently sold in their building or neighborhood. However, what often gets overlooked is the impact...

Listing Expired? Don't Despair

Listing Expired? Don’t Despair. Your Downtown Condo Might Have Had Bad Advice, Not a Bad Price.

If your downtown Toronto condo listing just expired after months on the market, I understand how frustrating and discouraging that feels. You did all the prep, trusted your agent, and the market simply didn't respond.

Before you give up or resign yourself to a massive price drop, take a deep breath.

An expired listing is almost never a judgment on the condo itself. It is a reflection of the strategy, or lack thereof, used to sell it. Your previous agent may have given you poor advice, and...

What the Foreign Investor Exodus Means for Downtown Toronto Condos

The Shifting Sands: What the Foreign Investor Exodus Means for Downtown Toronto Condos

As a condo specialist in the heart of Toronto, I’ve seen the market evolve through many cycles. Today, we are witnessing one of the most significant shifts in years: the strategic departure of many foreign real estate investors and the repatriation of their capital.

This isn't just market noise—it's a fundamental change that directly impacts buyers, sellers, and the future of the downtown condo landscape. Here is a breakdown of why this is happening and what it means for your real estate strategy.

Will the single family detached home in Toronto over time become more expensive and desired?

This is a fascinating question that touches on the unique dynamics of the Toronto real estate market, especially in light of recent policy changes aimed at increasing density.

The general consensus from market analysis and urban planning perspectives suggests a strong likelihood that single-family detached homes in Toronto will, over the long term, become more expensive and highly desired, potentially even becoming a luxury or "unicorn" product.

Here is a breakdown of the key factors driving this trend:

1. The Scarcity Principle (The "Unicorn" Effect)

  • Fixed and Finite Supply: Toronto...

Is the single-family lot "dead" in Toronto?

The "death" of the single-family home lot in Toronto is an overstatement, but its exclusive and dominant status is definitely being dismantled.

The City of Toronto has actively been implementing significant zoning reforms to allow for "gentle density" or "missing middle" housing, which fundamentally changes what can be built on a lot that was previously reserved for a single detached house.1

Here's a breakdown of the key changes and the current reality:

1. End of Exclusive Single-Family Zoning

  • Multiplexes City-Wide: In May 2023, the City of Toronto approved zoning changes to...

How much space does a family need?

Q: How much space does a family of 4 need to live comfortably in Toronto?

The square footage needed for a family of four to live comfortably in Toronto can vary significantly based on lifestyle, budget, and the type of home (house or condo), but here are some general guidelines and considerations:

Comfortable Range for a Family of Four

Many sources suggest that for a family of four, a comfortable living space generally falls into the following ranges, with a 3-bedroom and at least 2-bathroom configuration often considered ideal:

  • For a House (Detached, Semi-Detached, or Townhouse):

September 2025 Toronto Real Estate

October 2025

Dear friend,

September’s interest rate cut was welcome news for homebuyers. With lower borrowing costs, more buyers were able to afford the monthly mortgage payments on a home that met their needs. The result was that 5,592 homes sold in the GTA, up by 8.5 per cent compared to September 2024 at an average price of $1,059,377. This now brings the YTD average price to $1,077,602, down 3.8% from the start of the year. It’s obvious now that the 20-30% price drop that some people were expecting or perhaps hoping for will not occur, and as borrowing costs continue to drop, more...

The by-election is over

The by-election for Ward 25, Scarborough-Rouge Park, is over. I came 9th out of 20 candidates.

This experience was overall...excellent. I connected with many people and talked about neighbourhood issues.

I walked a lot. I lost 20 pounds.

Thank you to all my supporters, neighbours, Ward 25 community groups, and everyone involved.

Now I go back to work, helping people buy and sell homes and condos in Toronto, North York, Scarborough, and Durham.

Sincerely,
